Winter tips for property owners

Taking care of your home or rental property means making sure you stay on top of things. Here are five tips to keep your property in top notch form this winter...

1. Make sure gutters are cleaned to prevent water overflowing into the roof space.

2. Chimneys must be cleaned every 12 months for many property insurance policies.

3. Dehumidifiers and fresh air systems can reduce window condensation and therefore the slow rot from wet window sills.

4. Bathroom extractor fans and dryers should be vented outside rather than into the roof space (now against regulations) to prevent damp build-up in the roof cavity.

5. Make sure all window flashings are in good condition (protection at the top of the window on the outside) so that water doesn't get into the walls where it cannot be seen until the damage is done.
